Are there any age restrictions for residency at The Villas at Pine View?
Absolutely not! Anyone desiring a carefree way of living is welcome at The Villas at Pine View.
Can the lake be used for fishing or swimming?
The private lake will be stocked and available for fishing.
What amenities are close by?
Many restaurants, parks and retail shops are located near The Villas at Pine View. The Villas are adjacent to the Korte Recreation Center in Highland’s Glik Park. The sidewalks at the Villas are connected to the extensive walking trails through Glik Park.
How accessible are the Villas at Pine View?
It will be easy to travel from the Villas at Pine View to any area of Highland as well as the rest of the metro east. The Villas are conveniently situated along Highland’s proposed peripheral route around the City. This will provide Pine View residents with easy access to all areas of town as well as US Route 40 and IL Route 143.
Who provides the utilities to the subdivision?

How do I get to The Villas at Pine View?
Finding The Villas at Pine View is easy. From St. Louis take I-70 east to the Highland/IL Route 143 Exit. Turn right and continue approximately four miles. At the second stoplight, turn right onto Koepfli Lane. The Villas at Pine View is the first development on your left.
HOME SITES
How can I reserve my desired home site?
Simply call us at 1-800-736-8669 to see if your desired home site is available. A $1,000 deposit is required to reserve your home site. This deposit will be applied to the cost of your home site upon closing.
How soon can I purchase a home site?
Sales of the home sites will begin in October 2005.
Once I purchase a home site, how long to I have to complete construction?
You have a generous two years to begin construction on your home.
Am I required to employ a real estate agent to purchase a home at The Villas at Pine View?
Our staff members are licensed brokers and it is not necessary to enlist the assistance of a real estate agent to purchase a home in The Villas at
Pine View. However, if you are currently working with an agent, you are welcome to continue to do so.
HOME DESIGNS
Are there any options for a larger garage?
Because The Villas at Pine View features generous home site sizes, every home can accommodate an optional three-car garage.
Can I use any builder I’d like to construct my home?
K-Five Construction has been chosen as the exclusive homebuilder at The Villas at Pine View. Rest assured, the company’s experience and excellent reputation will make the process of building your home as care free as living at The Villas at Pine View.
Can I choose any type of siding, brick and roofing material I desire?
Our home designs offer a number of brick, siding and roofing material options.
Can I modify the design of the home?
Each basic home design will feature a number of available upgrades. Things like bay windows, covered porches and 3-car garages are among the upgrades offered.
Are their any home options larger than 2,100 square feet?
The Villas at Pine View does not offer a home design larger than 2,100 square feet.
COVENANTS
Will The Villas at Pine View have covenants, conditions and restrictions that govern the subdivision?

How will the subdivision covenants be enforced?
A homeowner’s association will enforce the rules and regulations.
Can I install a swimming pool or outdoor hot tub?
To facilitate the maintenance of the grounds and landscaping, a swimming pool is not an available option. However, a hot tub on your covered porch is acceptable.
Can I add flowerbeds and gardens?
Homeowners are welcome to create flowerbeds and gardens in the back of the home.
Are fences allowed?
For the protection of your pets, underground electrical fences in the rear of the home are acceptable. No other type of fence is allowed.
Are pets allowed?
Pets are welcome at The Villas at Pine View. However all pets must be housed inside the home.

How far is the nearest hospital?
St. Joseph’s Hospital is located in Highland and only a few miles from The Villas at Pine View.
How large is Highland, Illinois?
Nearly 8,500 residents live in Highland. A large rural population surrounds the city, with nearly 12,000 people encompassing the city’s service area.
AMENITIES
How much is the monthly maintenance fee calculated and what will it include?
The size of the home site is used in calculating the monthly maintenance fee. The modest fee will include lawn service, irrigation, snow removal and maintenance of all common areas.
Is my homeowners insurance included in my monthly fee?
Liability insurance for the association and the common areas is included, but it does not include your home or possessions.
